Plant Replacement
30 Fenchurch Street is a premier Grade A office building in near constant use, with both offices and leisure facilities providing almost 24/7 occupation. Our engineers upgraded the critical IT CHW system without loss of cooling and completed multiple strategic crane lifts without disrupting daily operations.
The existing system was kept operational throughout the works, and we factored in any steps required to prevent disruption to their operation in our RAMS. Phasing of the changeovers was key to ensuring zero loss of cooling services throughout the programme.
Our specialised in-house design team created a 3D plan, allowing us to co-ordinate and move the existing live services within the plant space to provide us with the space to install our new chillers.
We produced a comprehensive changeover plan for the secondary v pumps that serve the 24/7 live data rooms. New final connections were designed and prepared in advance to allow us to fit modern pumps within the footprint of the existing plant, each pump was replaced over the course of a single weekend.
All relevant pipework for each chiller was lifted to the roof on the weekend of that chiller’s crane lift. Our engineers fitted all chiller pipework within the week following the lift and the new chiller was then commissioned during the following week, allowing us the enter a proving period within 2 weeks of strip out.
We utilised our strong on site presence to ensure that the complexities of the works were discovered within the very earliest stages of the programme, and to ensure that any gained knowledge was retained for the entirety of the works.
Our project team was comprised of staff that had strong experience of working in similar projects. They focused on early engagement with the building’s staff in order to produce logistics plans to allow our survey and validation works to take place

through a demanding programme one that impressed us all. City road closures, specialist crane lift, product delivery ….. all handled seamlessly.
