Exposed Services Office Refurbishment

We transformed the 1980s office block within the heart of Holborn, Arab Press House, into a modern flexible office space with exposed services, efficient heating & cooling, and architectural lighting.

Given the extent of the modern technology that we co-ordinated within the building, we worked tirelessly to ensure that services were aesthetically installed and the final finish was in keeping with the modern open services design which formed the architectural design for the building.

We worked closely with the design team to develop the design of the high end building management system, which was bespoke to each office space. Engaging our BMS specialists at an early stage, we fully involved them in the co-ordination and procurement of plant, ensuring compatibility throughout.

With the exposed services on this project the standard of installation had to be perfect.

Creating the final aesthetic was a procedure that was backed up by our benchmarking and quality processes.

Our architecturally installed exposed services were finished to the standard expected by the client, and this level of quality was established during our early benchmarking of the installation.

We ensured that detailed attention was given to the intricate building fabric and M&E interfacing details. This provided cost and time savings across the length of the programme, as we were able to pre-fabricate and easily install multiple services in the open spaces required in each room.

New systems that we installed include a new VRF installation, new electrical services back to source, a bespoke lighting control system, ventilation services, and a modular power and data distribution system serving the office areas.

We used our in-house design and engineering capabilities to achieve a fully co-ordinated modular office design, with ease of maintenance, system upgrades, and safety in mind.

A continued relationship with the building.

Following completion, we were retained by the client to undertake a full planned and reactive maintenance contract for the building, utilising our pre-existing shared knowledge base across the company.
