Cat-A Fit-Out With Exposed Services
A lighting and power refurbishment with exposed services within an NHS occupied building, taking place across 3 floors, with roof plant upgrades, and full system rebalancing and commissioning.
We worked hand in hand with the architect to turn the 3 office floors into a modern space capable of being divided into multiple modules, with lighting control capability to allow each desk to be illuminated independently and remotely controlled.
We installed a new fire alarm service throughout the building, and bespoke small power trunking around each external wall.


Our works included the conversion of an old loading bay into a modern reception area, with the ventilation services and lighting being used as the main architectural design features.
We upgraded and refurbished the existing Versatemp units, the heating and cooling system pipework on the 4th and 5th floors, and the extension of the system up to the 6th floor.
We engineered and installed an advanced controls strategy to integrate the new cooling arrangement into the existing BMS system with no loss of services to the existing floors, including the NHS offices throughout the building.

A modern office space with a flexible, modular approach.
We held multiple design workshops to clearly detail the finished look of the installed services, and their fixings.
A bespoke electrical trunking was used to circle the entire floor space with each section specifically designed to wrap around the existing external wall columns.
The existing 1st – 3rd floor was occupied by the NHS, we ensured zero disruption to their services for the duration of the works.


We assisted the client in refurbishing the main plant during the project to improve water quality to the entire Versatemp system.
The nature of the exposed services installation meant that the majority of the works took place during the 1st fix phase of the project. Our in-house operatives we key to translating the design into a high quality finished product on site.

Our services were used as decoration within the ground floor corridors and offices.
Using a variety of paint colours, colourful drop rods and hanging ropes, and inventive lighting layouts our services were used as features to help bring rooms and spaces to life.
