Shell and Core Refurbishment

Our engineers have replaced all of the mechanical, electrical, and public health services at 41 Lothbury, working with confined spaces and heritage areas at the Grade II* listed building, ensuring all work met strict conservation requirements.

The project was split between 2 main aspects of work, each with their own unique challenges, a total services infrastructure upgrade within the basement, risers, and on roof level, and a Cat-A-fit-out on the office floors.

The infrastructure services works included a full ventilation plant replacement, ductwork cleaning, water to water heat pump replacement, air source heat pump replacement, smoke vent works, an LV distribution upgrade with a generator replacement, and a BMS upgrade.

The fit-out works included a replacement of the air conditioning systems, a new end of travel facility for cyclists, a completely new lighting and lighting control installation, new small power, fire alarm, and security services, a complete refurbishment of the toilet cores and the water services that feed them, and modifications to the sprinklers.

The water systems were treated with our in-house HydrosphereTM flushing system. For this project, we have saved 499,250 litres of water compared to a traditional flush. As we are the only UK contractor licensed to use the system in-house, we’re able to use it immediately upon completion of our installation, reducing time on site during the fit-out phase of the project.

We were selected for the project as we brought engineered solutions to the fore during the tender process. We were well suited to the 41 Lothbury project due to our specialism in undertaking major services infrastructure upgrade projects, as well as a proven track record of high quality Cat- A fit-out works.
