We have 30 years of successful works and a wealth of experience within a variety of markets, constructions methods, and building types. Using our in depth  knowledge and advanced management systems we specialise at working in live and sensitive environments, and major services infrastructure upgrades.

Our team take pride in their friendly approach to working with our clients and fellow contractors. We are upgrading the existing 17MW boiler array to a modular 24MW solution whilst maintaining the campus without disruption or loss of heating services for the duration.

Due to the unavailability of record information when the project commenced, we undertook 3D scans and modelling of all working areas to create an accurate base of drawings to work from. We set up a 16MW temporary boiler plant to maintain services to the campus within 4 weeks of appointment.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Infrastructure/Live & Sensitive” image=”48″ hover_title=”Langham Hotel” title=”Langham Hotel” images=”48″]Following issues with the hotel’s existing electrical distribution system, the decision was made for a full replacement of the key electrical infrastructure, including 2 HV switches on the main incomers, replacement of 2 HV transformers, 2 new LV switchboards fed via these transformers, as well as a new backup generator on the roof.

These works had to be planned around a fully operational 5 star hotel, with any changeovers confined to pre-planned, 4 hour occurrences. To achieve the installation of all the new plant, as well as the associated cabling, our team had to move existing cabling, and DBs, whilst keeping them live and operational.

The phasing of the project was key to ensuring that the hotel never felt any impact from loss of services, we ensured all new works were ready to go live prior to the removal of any existing plant.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Fit Out” image=”412″ hover_title=”90 Fetter Lane” title=”90 Fetter Lane” images=”412″]100,000 sq ft of Cat A fit out works in the heart of Clerkenwell. We worked to complete the upward extension, and mechanical fit out to the 9 storey office block, which includes a VRF installation, new ventilation plant, and an energy monitoring BMS to ensure long term energy costs are reduced.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Infrastructure/Live & Sensitive” image=”54″ hover_title=”National Theatre” title=”National Theatre” images=”54″]We were engaged at the National Theatre to perform an intricate upgrade of both the office wiring, and the main distribution system to the 3rd, 4th, and 5th floors without any disruption to business as usual. The project included the replacement of the 20 year old single phase distribution boards for smaller, RCD protected individual lighting and power boards, whilst introducing a bespoke East West Connect designed Lutron/Schneider lighting control system with plenty of scope for future expansion and easier maintainability.

Our early relationship building with the theatre staff allowed us to work together to create a programme of works that suited the theatre, and provided the theatre staff with the peace of mind when allowing us to work in their offices overnight.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Fit Out” image=”39″ hover_title=”78 Chamber St” title=”78 Chamber St” images=”39″]The works included the conversion of an old loading bay into a modern reception area, with the services and lighting being used as the main architectural features. We worked hand in hand with the architect to turn the 3 office floors into a modern space capable of being divided into multiple modules.

The rejuvenation works also included the upgrade and refurbishment of the existing Versatemp heating and cooling system on the 4th and 5th floors, as well as the extension of the system to the 6th floor. We engineered an advanced controls strategy to integrate the new cooling arrangement into the existing BMS system.

The fast track project was delivered to a tight programme with zero disruption to the live areas and services ensuring no downtime for the existing NHS tenants.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Maintenance” image=”40″ hover_title=”Catalyst” title=”Catalyst” images=”40″]Our in-house team of electricians, alongside our dedicated testing department, carry out Electrical Installation Condition Reports and, as part of our planned preventative maintenance works on behalf of Catalyst Housing, we undertake property rewires across London.

Our engineering team provides periodic inspection and fault rectification for emergency lighting systems, maintains statutory logbook, and ensures Catalyst meet the legal requirements for their buildings. Our specialist fire safety teams maintain and annually test their fire extinguishers and suppression systems, and also provide dry riser testing and inspection.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Fit Out” image=”46″ hover_title=”House Of St Barnabas” title=”House Of St Barnabas” images=”46″]The House of St Barnabas is a grade one listed building known for its silk lined walls and the finest examples of English Rococo style surviving in London, it predates the 1700s and has historic links to Sir Robert Taylor and Charles Dickens.

We were tasked with the highly sensitive refurbishment to the premises to bring the famous building up to a standard suitable to be one of the most unique charity based private members clubs in London. This involved finding unique and innovative solutions to everyday services installations, coupled with an intense attention to detail, and a very close relationship with the professional team.

The project was delivered on time and within a very tight budget to a team that were delighted with the end result and journey.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Fit Out” image=”52″ hover_title=”Middlesex House” title=”Middlesex House” images=”52″]The original car park at Middlesex House was a blank canvas in which Make Architects could create a truly unique and creative workplace. A distinctive feature is the poured concrete floor, which is one of the largest of its kind. We engineered and installed a bespoke underfloor heating/cooling system, which is fed by an external air source heat pump.

The combination of newly installed exposed stainless steel-clad heating/cooling pipework, alongside the existing services in the space offer a pleasurable juxtaposition between new and old.

Other services included an MVHR system to feed the meeting rooms, air conditioning, general extract, a hidden supply louvre to feed fresh air from outdoors, and a new toilet area with showers for the staff.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Infrastructure/Live & Sensitive” image=”50″ hover_title=”MidCity Place” title=”MidCity Place” images=”50″]We replaced the 3 existing chillers, with 2.5MW of cooling capacity, with high efficiency multi-staged screw chillers, to produce a carbon reduction of around 80 tonnes of CO2 per annum. We achieved this with zero disruption to building users, and with an emergency crane lift to ensure no loss of cooling during the summer.

The works took place within a fully live office block, we managed the programme around the particular requirements of the client, making sure that at least 3 of the 4 chillers to the building were live at any one time. Our trademark impact board kept the building’s users abreast of our works at all times, providing helpful information on the progress of the project, and the benefits to the building of its completion.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Fit Out” image=”42″ hover_title=”Chiltern Firehouse” title=”Chiltern Firehouse” images=”42″]We worked closely with Knight Harwood and the professional team to create a luxury oasis within the historic Manchester Square Fire Station to create one of London’s most prestigious and mythical boutique hotels, with 26 high end bedrooms, a Michelin star restaurant, and multiple bars and VIP areas.

A Lutron system throughout the premises provides the client with absolute control over all lighting scenes and levels, allowing them to present a bespoke arrangement to their guests which remains fresh and modern throughout the year.

The high end nature of the project meant that multiple light fittings, electrical accessories, and fixings & finishes were manufactured specifically for the hotel, we co-ordinated boutique designers and artists to produce bespoke designs that worked perfectly with the scheme.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”High End Accommodation” image=”44″ hover_title=”10-11 Great Newport St” title=”10-11 Great Newport St” images=”44″]We helped create 14 high end luxury apartments on the site of the old Studio 51 jazz club. We used 3D co-ordination to ensure the multiple services were concealed within the art deco style joinery which reflected the rich history of the famous building.

The apartments were fitted with an advanced tablet based KNX building management system, allowing the future tenants to control every aspect of their apartment from the phone, from anywhere in the world.

We also implemented energy saving services through a CHP unit which feeds electricity back to the grid, and a PV array on the roof.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Infrastructure/Live & Sensitive” image=”57″ hover_title=”Westminster City Hall” title=”Westminster City Hall” images=”57″]East West Connect re-engineered the building chilled water system to replace and relocate the basement water cooled chillers and hydraulic pumping arrangements to air cooled chillers and plant on the roof. This involved considerable engineering to develop the existing system to be fed from opposing ends of the building whilst maintaining a fully functional system and not disrupting the client. The existing chilled water system was over 20 years old, poorly functioning, based upon uneconomical undersized water-cooled chillers located in the basement with heat rejection cooling towers on the roof.

To prevent any ill-effects on building occupants, we introduced temporary chillers, installed in the car park, for the duration of the works to ensure no loss of the buildings’ cooling capacity.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Infrastructure/Live & Sensitive” image=”505″ hover_title=”25 Bedford St” title=”25 Bedford St” images=”505″]The works at 25 Bedford Street were centred around the replacement of two old cast iron 400kW boilers, with a high efficiency 8 module boiler system, and an all new pump and header arrangement.

Due to access constraints, we were unable to use a crane lift for the strip out and delivery of the new plant. Our in-house operatives and plant movement team stripped out the existing plant and pipework into safe, manageable components and disposed of them using a roll-on-roll-off skip during out of hours periods. New items of plant were delivered on a flat pack basis and distributed throughout the site during out of hours periods. The works also included the installation of a new flue system to accompany the new boilers.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”Fit Out” image=”510″ hover_title=”Wigmore Hall” title=”Wigmore Hall” images=”510″]We undertook a full M&E upgrade to a Grade 1 listed grand music venue. Our extra low voltage specialists managed the design and installation of an AV system capable of recording 4K video to BBC specifications. The front of house works were programmed to suit 6 week theatre down time period.[/pillar_modal_gallery_content][pillar_modal_gallery_content class=”High End Accommodation” image=”513″ hover_title=”The Southampton” title=”The Southampton” images=”513″]The project was a full refurbishment of a historic building within Covent Garden.
